About us
BF.infrafinance is an independent funding expert for logistics development projects. Geographically, our funding activities focus on Germany. We structure institutional debt solutions for professional investors and make bespoke financing concepts available to developers for any phase of the project life cycle.
Our approach combines capital-market expertise with operational implementation skills. This way, we open up a high-yield asset class including structured risk management to investors while offering property developers a flexible, reliable alternative to traditional bank financing.

Our expertise covers the full value chain in the lending business, including detailed loan underwriting, structured capital allocation, end-to-end loan servicing and everything in between. This includes specifically:

For us, the financing business goes well beyond the provision of capital alone because we see it as an active and controlling component of any development project. Managing Partners
The company is headed by Richard Apfelbacher and Nicholas Brinckmann, both of whom have been active in the environment of institutional logistics and commercial real estate for over twenty years.
Richard Apfelbacher
Co-Founder, Managing Partner
Richard Apfelbacher brings more than 20 years of investment experience to the job and served as managing partner of L’Etoile Properties (now Sienna Real Estate) for over ten years before transferring to BF.infrafinance. During this time, he was in charge of setting up the company’s Germany branch and, in the role of CIO, succeeded in growing the assets under management (AuM) by more than 6.0 billion euros in the asset classes office, logistics and hospitality across Europe. Apfelmacher sits on the advisory committee of the investment management arm of a leading international logistics developer. He previously served in executive roles in the international investment sector, working out of London, Mexico City and Hamburg, among other places.

Nicholas Brinckmann
Co-Founder, Managing Partner
Nicholas Brinckmann spent nearly two decades as CEO of asset manager HANSAINVEST Real Assets (now SICORE Real Assets) and as managing director of AIF manager HANSAINVEST Hanseatische Investment GmbH – both being member companies of the Signal Iduna insurance group. In this role, he was responsible for international real assets located in 18 different countries, including logistics properties in a volume of approximately 1.0 billion euros. He oversaw the set-up of over ten regulated investment vehicles which grew to 8.2 billion euros under his supervision. Before that, he held various senior positions in the asset management and investment segment, including with MEAG MUNICH ERGO Asset Management GmbH and Union Investment Real Estate GmbH.
